This cliffside villa is located in Cala en Brut, a residential area on the north-western coast of the island with a stunning turquoise-blue cove surrounded by rock platforms. The property is a short walk from the variety of bars and restaurants at the Los Delfines resort and less than a 10 minute drive from the island´s old and charming capital, Ciutadella. The small beaches Cala en Forcat and Cales Piques are within walking distance, and the virgin beaches Algaiarens and Cala Turqueta can be reached within 25 minutes by vehicle.
Villa Rocamar boasts spectacular sea views from the garden area, which has privileged access to the bathing platforms and the Mediterranean Sea directly in front of the property. Bordering the large swimming pool (15m x 6m) is a grass lawn and sunbathing terrace furnished with comfortable sun loungers. Connected to the house, a covered porch with a large wooden dining set is the ideal spot for al fresco dining and outdoor living.
The villa has been elegantly decorated throughout with light and contemporary furniture and is distributed over three floors with air-conditioning in all rooms:
Ground floor: lounge/dining room with direct access to exterior, fully equipped kitchen, 1 super-king-size bedroom (2 twin mattresses on a double base) with en-suite shower room and direct access to garden area, 1 twin bedroom with en-suite shower room, 2 twin bedrooms and 1 shower room.
Lower ground floor: shower room and garage.
First floor: dining area with terrace and wonderful sea views.

Payment Schedule
Confirmation Deposit: 25% (non-refundable)
60 days prior to arrival: 75% (non-refundable)
Payment methods: Credit/Debit card (Visa, Mastercard, Maestro, American Express) or Bank transfer
Government Eco-Tax
Guests 16 years and over must pay the Balearic Government Eco-tax which is 2.00 € per night and per person.
Security Deposit
Security deposit: 500 € (the security deposit can be paid in advance or on arrival and will be returned via bank transfer after departure)
Cancellation Policy
Cancellation must be made in writing by the lead guest.
A cancellation charge of 25% of the total price is payable for cancellations more than 60 days before arrival.
A cancellation charge of 100% of the total price is payable for cancellations within 60 days before arrival.

If guests have an early arrival or a late departure time please inform us and we will do our best to accommodate when possible.
Minimum Age
The person placing the booking must be over 25 years.
All guests are obliged to complete the required Passport or ID information prior to arrival in accordance with Spanish legislation.
Occupancy
The number of guests must not exceed the maximum sleeping capacity permitted in the property.
Pets are not permitted in any of our properties.
Smoking in the interior of properties is prohibited.
Services Included
The property is furnished and equipped for self-catering for the maximum capacity of the property.
The property will be clean upon arrival with bed linen and bath towels for all guests.
Pool and garden maintenance are included and will visit the property twice weekly. Guests must allow access to the exterior of the property.
